First impressions
sell homes. Does yours say, "Buy me"?
A small investment can yield big returns. A fresh coat of paint and
some minor repairs of wall defects are probably the most visual improvements that you can make to sway the impression of your
home. It can help say many things about your home, such as ... I'm clean ... I'm well cared for ... and if you are selling,
it can even say move right in.
Most potential buyers will make an initial judgment and form a lasting
impression during the first 30 seconds that they are in your home. You need to give your home every advantage and edge that
you can. As a homeowner you have also been a home buyer. Take the test! Look at your home through a buyer's eyes. Walk out
to the curb of your home and start the 30 second timer. Approach your home, enter it and look around. TIME'S UP, would you
buy this home?
Ask most experienced real estate agents and they will probably tell you of more than one
situation when a buyer passed on what was arguably a superior location, or floor plan and purchased the home that was fresh
and in "move in condition." More importantly, the "move in" home probably brought a superior price.
A recent
example ... a northwest suburban home was on the market for 4 months, had 60+ showings and no offers. Even though the home
was in a desirable subdivision and in excellent condition, it had a lot of wallpaper. The living room, foyer and upper
hallway were stripped of the wallpaper and painted a neutral shade. The home was under contract a few days
later!
The traditional thinking of, "why paint, the new owners will want to paint it their way" is no longer
true. All buyers see is work and expense. The market place is competitive and you are marketing your house, often against
professionally decorated models. Give yourself every advantage. Fresh paint through Zablocki construction is the first
step.
Of course, even if you are not planning to sell your home, we would still be pleased to discuss your
painting needs. |

Zablocki Construction offers painting services including professional interior painting of walls and trim,
as well as decorative painting and faux finishes. Whether newly constructed or previously owned, painting is the initial step
in making a house a home. An easy, cost-effective method to ensure warmth, as well as an individual design statement and
enticing curb appeal, painting is the ideal way to rejuvenate a house.
The first step towards achieving a
durable and long-lasting paint job is the right preparation; the second step is to use a quality coating. Different surfaces
require different preparations and different coatings. We invite you to discuss the structural materials of your home –
drywall, plaster, stucco, brick, wood, etc. – with a representative of Zablocki Construction. Whether your interior needs a
fresh coat of paint, or decorative painting from start to finish, we can accommodate your needs. These are just a few of the
possibilities to finish off your construction project.

Basic Glazing adds a beautiful atmosphere to any room. Whether
applied in 1 layer and color, or several colors and layers to together, the applications and color choices are endless. The
application of a single glaze color adds that extra depth and feel to your walls that is worlds away from a simple flat wall
color. Any technique and color combination can be applied to your home. |

|
Embedded Finishes have the look of texture without
the feel of texture. An enhanced glazing technique, with multi layers and often multi colored, embedded finishes add motion
and excitement, with an almost organic quality to the finish. This application can be used on its own or in conjunction with
other finishes. Color combinations are limitless and are custom made to your requirements. |

|
Nothing gives you the that Old
World feel like Plaster. Utilized in a infinite variety of ways on surfaces, it can produce an incredible variety of finishes
and effects. Traditional and Modern Venetian Plaster, Colorful Frescos, even Textured Stone and Tile can all be accomplished.
The Ability to make Plaster translucent, burnished, layered and interlaced with metallics in top coats or embedded layers
make it a very exciting and unique finish. |

Marbling with glazes can be applied on large areas in a softened effect or more
dramatically in highly detailed replications of various marble types. Elegant for walls and focus points like columns and
wall panels, marbling can also be applied to table tops, moldings, boxes or whatever enters your imagination. |

|
Today's
stenciling can take on many shapes, forms and designs. Stenciling can be applied in an infinite variety of ways, over an
infinite variety of textures. Any Faux Finish can accept a stencil. Textured finishes can accept a stencil. Stencils
themselves can give you the textured finish. Color patterns are limited only by the imagination and can be mixed to match any
decor. From illusional wax resist stenciling, to soft faded "in-out" patterns, filigree and etching treatments, stenciling
adds a beautiful touch. |
